What does Property Impulse do?
With Property Impulse I focus on 3 activities: Interim assignments, Property & Asset management and Investment brokerage. After 12 years of working for large professional companies in real estate, I am now putting that experience to use for parties who need an impulse in their portfolio or team. Why is Property Impulse created?
Not a story about a gap in the market. Nor a vision of how things should be done differently. The main reason why I started Property Impulse is my urge for entrepreneurship. I notice that I have a lot of energy and creativity that I can put to better use that way. I want to put my energy into work that really matters to the people I do it for. Less focus on input, more focus on output. This entrepreneurial attitude is also reflected in the work I do for you.
In my interim work I do not work more hours to earn more money, but I add as much value as possible in as little time as possible. In my property and asset management work, I do not write reports that nobody reads, but I spend that time on increasing the net income of your portfolio. In my work as an investment broker I do send over vague deals, but concrete and attractive propositions.
Who was Property Impulse created for?
Foreign investor
I want to be there for the foreign investor who needs ‘boots on the ground’. You want to purchase real estate in the Netherlands and need someone to do the underwriting and possibly the property / asset management.
Entrepreneur
I want to be there for the entrepreneur who has sold his business and is planning to invest his assets in real estate. You need someone to make an investment strategy for the sectors to invest in, the geographical areas, the risk profile and the portfolio cohesion. In addition, someone to help you with the actual investments.
Bank
I want to be there for the bank that finances real estate but needs additional manpower to maintain the value of the financed property. You need hands-on property and asset management and strategic advice. This could be for the intensive or special management department, for example.
Fund Manager
I want to be there for the fund manager who likes to operate flexibly. There you would like to outsource acquisition and property/ asset management so you can focus on the investor relations and the overall strategy.
Credit Fund
I want to be there for the Credit fund that finances real estate in the Netherlands. You need underwriting and interim updates on the state of the property.
I want to be there for the investor who wants to expand his/her portfolio. You need someone who will search for real estate that fits well in your portfolio. Someone with experience in acquisition but also someone with experience in property management. By knowing the challenges in the management phase, I know what to look for when buying real estate.
Who am I?
I am easy going and make contacts easily. Positive attitude and can deal well with setbacks. Learning from it and moving on with the question how we can fix it. Solution-oriented, not dwelling too long on how a problem arose. We must move forward. Every day a little better than yesterday.
I am Floris Haentjens, 35 years old, I have a passion for real estate and I like working in the sector. Both on the commercial and technical aspects.
Objectives
- To be a fixture for a number of clients on an interim basis.
- A management portfolio where I am trusted to manage it as if it were my own property.
