INTRODUCTION

In real estate, you have to be a jack of all trades. Because of the many leases, purchase agreements, zoning plans, etc., legal insight is paramount. It is about a building, so you have to be able to deal with the technical side: installations that need replacement, roofs that leak, long-term maintenance budgets, sustainability items, etc. Of course, it’s also about investing and returns, so financial insight is important: cash flow forecasts for the bank, return calculations for an investment and hold-sell analyses to keep the portfolio up to date. In addition, interpersonal skills play an important role: you must be able to negotiate, convince and empathise with others. Over the past 12 years in real estate, I have worked hard on these skills and still enjoy the profession every day.

WORK EXPERIENCE

ACQUISITION – PRIMEVEST CAPITAL PARTERS  – 2018 / 2021

I was responsible for the acquisition of car parks in Europe and residential real estate in the Netherlands. Main activities: lead generation, relationship management (brokers, developers, Due Diligence advisors, parking operators, etc.), preparing financial models, writing investment proposals, performing Due Duiligence and finally closing the transaction. Other activities: business development (new funds, approaching investors), marketing (website/ SEO/ advertisements), working on business strategy and culture. Acquired €60 million of real estate in Ireland, Austria and the Netherlands.

DIRECTOR – INSIDE INVESTMENTS – 2016/2018

Fund director of the real estate fund Inside Investments and director of the management company Side Management B.V. As fund director I was responsible for the portfolio strategy, disposition, (re)financing, major CAPEX, investor relations and managing the property managers and financial staff. The fund consisted of a mixed portfolio of shopping centers, offices, light industrial, warehouses and residential real estate, valued at around €110 M. Total rental income of the portfolio was approximately €12 M. The fund originated in 2000 but most acquisitions were realised in the years 2005 till 2008. Because of the economic downturn the value had been coming down substantially which led to an overall LTV close to 100% in 2014. After successfully coming to terms with the four banks, a strategy was implemented to optimize the portfolio and to gradually sell parts of the portfolio. The portfolio was fully divested in 2018.

PROPERTY & ASSET MANAGER – INSIDE INVESTMENTS  2013 / 2016

I was responsible for the property and asset management of the portfolio of the real estate fund Inside Investments. It was a mixed portfolio of 25 properties consisting of shopping centers, offices, light industrial warehouses and residential real estate. Primarily located in B locations with high yields. The portfolio had approximately 150 tenants. The activities were mainly aimed at retaining existing tenants, new lettings, general maintenance and the implementation of technical improvements. Further, making redevelopment plans for a shopping center in Lelystad and an office in Utrecht. Total rental income of the portfolio was approximately €12 M.

ASSISTENT FUND MANAGER – BOUWFONDS – 2010 / 2013

I was responsible for the day-to-day fund management of an investment fund investing in car parks in Europe. I participated in setting up and structuring of the fund and the equity raising. In total we raised approximately €180 M from German pension funds. During the investment period, I participated in 6 acquisitions in different countries (UK, NL, NOR, DE). The work involved Due Diligence, tax structuring, raising financing and currency hedging. The fund reached a final investment volume of €350 M.

TRAINEE CAPITAL MARKETS – CBRE – 2009/2010

I worked as a trainee in the capital markets department of CBRE. In this role I mainly supported the team with making pitches, information memoranda, real estate analyses, financial models, valuations etc. In addition, independently advised on acquisitions for ‘family and friends’.
